VOE - Verification of Employment - YouTube

Job Verification (VOE) is a process used by banks and mortgage lenders in the United States to review the borrower's employment history, to determine the stability of the borrower's employment and cross-referral income history by stating the Residential Uniform Loan Application ( Form 1003). The lender requires a complete VOE stating all positions held during the last two years of the history of the work.

Most mortgages are preceded by written and verbal VOE. After the lender receives the initial loan application, Written Jobs Verification (Form 1005) is sent to all current and previous employers in the last two years registered in the application. This form is filled by an authorized representative of the company and includes the date of work, the positions held and the details of compensation received. This information is compared to loan applications and income documentation, such as W2 to ensure the information is correct.

Once the mortgage has been approved and the borrower has signed their mortgage documents, Verification of Verbal Work (Form 90) is done with all current employers before funding the loan. This is done to ensure that the borrower has not stopped working since the application is filed, which will affect the terms approved loan.

VOE guidelines are different for self-employed borrowers, as VOEs may not be completed by loan applicants. Self-employed borrowers are usually required to grant business licenses today or, to borrowers who do not have a traditional business model, a letter from their Certified Public Accountants indicating that they have direct knowledge of their previous and ongoing work as their tax seekers.
